Price Revisions: How to Read a "Book Before the Deadline" Offer

Most housing projects in Pakistan revise their plot rates in steps, and sales campaigns often build a deadline around the next step. A revision is not necessarily a sales trick — developers do raise prices as work progresses — but a deadline should never be the main reason you buy.

What a revision actually is

A price revision is the developer's decision to charge new buyers more from a given date. It applies to new bookings. If you have already booked, your price is normally the one on your booking form, though you should check whether development or possession charges can still change.

Read the numbers properly

Our home page shows Sector T's current rates next to the announced revised rates. For a 5.56 Marla plot, that is PKR 2.79 million now against PKR 3.975 million after the revision. Two things are worth noting:

  • The revised rate is the developer's new selling price. It is not a valuation, and it does not tell you what the plot would fetch if you sold it on the open market.
  • Resale prices depend on approval status, development progress and demand. They can be above or below the official rate.

Five checks before you book against a deadline

  1. Confirm the revision and its effective date in writing from the sales office.
  2. Check the scheme's approval status on RDA's official list.
  3. See the block and street you are being offered on a site visit.
  4. Make sure the first payment and the instalment schedule fit your budget even if your circumstances change.
  5. Ask what happens to your booking if the revision date is postponed — it sometimes is.

The bottom line

If the plot makes sense for you at today's rate, a revision may be a good reason to decide sooner. If it only makes sense because of the deadline, it is worth stepping back. Read our payment plan guide and ask us anything you are unsure about.
