Faisal Town Phase 2: A Practical Buyer's Guide for 2026

Faisal Town Phase 2 is one of several housing projects being marketed along the M-2 Motorway south-west of Islamabad. If you are considering a plot there, this guide brings together the things buyers most often ask about — and the things they most often forget to check.

Where the project is

The project lies beside Thalian Interchange on the Lahore–Islamabad M-2 Motorway, in Rawalpindi District. Thalian is also the southern end of the new Rawalpindi Ring Road, which is why the area has attracted so many housing schemes. Islamabad International Airport is roughly 8 km from the interchange. See our location page for a map and approximate distances.

It is important not to confuse Phase 2 with Faisal Town Phase 1, the developer's older, populated scheme near Tarnol on Fateh Jang Road, on the other side of Islamabad. The two are separate projects with separate approval histories.

Who is developing it

Phase 2 is a project of FaisalTown Group (Zedem International), led by Chaudhry Abdul Majeed. The group describes Phase 2 as "under development" on its own website.

What is on offer

  • Residential blocks: Sectors P, T and X, the Sector O Model Block with the Q and R blocks, N Block and the Overseas Enclave.
  • Plot sizes: from 5.56 Marla to 2 Kanal, depending on the block.
  • Commercial plots: in the Model Block and along the main boulevard.

Indicative rates currently start at PKR 2.79 million for a 5.56 Marla plot in Sector T. The full tables are on our payment plan page.

What is built, and what is planned

Most of what you will see in brochures — Education City, Sports City, a hospital, a club house — is part of the master plan, not a finished facility. Land levelling and road work are under way in parts of the project, but no block has been formally handed over for possession. Buy on the basis of the plot, the price and the payment plan, and treat planned facilities as a possible future benefit rather than something you are paying for today.

Approval status

The Rawalpindi Development Authority (RDA) currently lists Faisal Town Phase II as an illegal (unapproved) scheme, and no NOC or layout plan approval for it appears in RDA's records. Our NOC and approval status page sets out the official records, the history and how to check them yourself. Read it before you pay any booking amount.

A short checklist

  1. Check the scheme's status on RDA's official list.
  2. Visit the site and see the block and street you are being offered.
  3. Get the price, plot size, block and full instalment schedule in writing.
  4. Pay only into the developer's official bank account, never in cash to an individual.
  5. Keep every receipt and the signed booking form.

If you have questions about a specific block or plot, contact our team.
